SAI has over 40 years of construction experience and has successfully completed projects totaling over $700 million by this traditional approach to construction delivery. The bid-build approach is initiated when the Owner commissions a design professional—an architect or an engineer—for the preparation of the drawings and specifications for the project. The construction contractor is then hired by the Owner through competitive bidding or a process of negotiation.
The bid-build delivery process is typical of most public agencies and involves a “lump sum” bid based on the documents provided by the Owner. The bid-build method of project delivery does not permit early construction team involvement to leverage the early cost and time saving opportunities as is available through Construction Management and Design-Build project delivery methods.
