Project Description

SAI, as partner in the Joint Venture Kondra & Jaquin Enterprises, Inc. – SAI Joint Venture was Prime Contractor for the design and construction to convert the existing 2-story 1980’s vintage temporary lodging facility into an efficient and modern administrative office facility for Ft. Drum Public Works.

The re-purposing of this 55,000 sf building involved a complete interior ‘gut’ demolition and removal of all interior partitions as well as the electrical, mechanical, fire protection systems.  Additionally, the existing standing seam metal roof was removed for the installation of a structural roof frame and metal deck system to meet current code requirements before installing the new standing seam metal roof.   

The attic area of the building, that previously housed mechanical systems, was converted to a “cold attic” design to solve the roof ice dam problem that had previously plagued the building. 

The energy efficiency of the building was greatly improved with the replacement of the exterior windows and entrances as well as the installation of an exterior air barrier/insulation throughout.

For ADA compliance a new personnel elevator was installed within the building footprint requiring structural modifications to the building to create the elevator shaft area.

A project design challenge was overcoming the limited first to second floor clearance, this required the project design and construction team to carefully plan the routing of all electrical, mechanical, communication and fire protection system within the limited 12” clearance above the first floor ceiling. 

The project team was also tasked with the layout and coordination of the building furnishings and equipment that was purchased and installed by the Government, assuring that building interior features and systems were coordinated with the furnishings and equipment provided.

Site improvements included the upgrade of the potable water and fire water services, natural gas supply main and personnel walkway improvements for building access.
